  • Utility Payments: Tenants are responsible for all charges related to electricity, gas (if supplied), metered water (as specified in the Tenancy Agreement), and telephone services.
  • Property Care: The property must be kept in a clean and tidy condition.
  • Damage and Repairs: Notify the landlord promptly of any damage or required repairs.
  • Occupancy Limits: Adhere to any occupancy limits specified in the Tenancy Agreement. This does not include short-term stays by relatives or friends.
  • Residential Use: Ensure the property is used primarily for residential purposes unless otherwise agreed upon.
  • Landlord Access: Allow the landlord reasonable access to the property for showings to prospective tenants, valuers, or buyers.
  • End of Tenancy: At the end of the tenancy, remove all personal belongings, leave the property in a clean and tidy state, maintain lawns and gardens (if required), return all keys and access devices, and leave all items supplied with the tenancy.
